In 2003, he joined Central Atlanta Progress (CAP) and the Atlanta Downtown Improvement District (ADID) where he serves as President. In addition to his career, A.J. It's hard to care about other things beside yourself, and I think we've impressed upon them things of how to give to charity. How to concern yourself with what's going on in the world and how to become a real adult, I'm not sure we're successful quite yet but we'll wait and see. Most people, you learn about your children by someone else telling you about something because . . . you don't always see it, so we've gotten pretty good reviews from people, other adults around the world that we know. My kids have always been able to talk to adults. Under that protocol there were three . . . there was education, economic, I forget the last one, maybe a commercial protocol of exchanges between the US and China. I was recruited out of business school to join an education protocol in 1980 to teach the Chinese, we couldn't even call it capitalism, we called it Western business thought, and essentially to be the seeds of a school that was established in China to teach the Chinese about capitalism. This was Peace Corps kind of existence. That year-long endeavor, qualified me for international business and particularly about China because no one knew much about China at the time. I joined the Portman Organization never thinking I would ever go back to China and here I was a month later, I was back in Shanghai, starting to work on a project which became a major part of Western investment in China in the 1980's. That led to a 22-year career in the Portman Organization, building real estate all over the world and here in Atlanta. That was the first part of my career. The second part was, as Portman was a well-known architect and developer, Georgia Tech grad, we actually created an architecture prize, called the Portman Prize, at the School of Architecture at Tech. It's still given away every year . . . Working for Portman, he was so much a part of Atlanta's business success in the 1950's, 1960's, 1970's, 1980's, 1990's, 50, 60 years now. We built 17 buildings. The Atlanta Downtown Improvement District, under Georgia law, is a community improvement district. What that is, the best way to describe that is in the late 1980's, early 1990's, a lot of places in North America created these districts. What it is, the best way to describe it is a self-taxing neighborhood of commercial interest. A neighborhood, downtown neighborhood joined together right prior to the Olympics. We didn't have enough money as a membership organization, but we could self-tax ourselves, the commercial buildings downtown, and raise money on an annual basis and spend that money in our neighborhood. We made the decisions on how to spend the money as opposed to sending it to the city or the state or county. That business district downtown is managed by Central Atlanta Progress. they're two different governance models, but their mission is the same. The shortened name of it is TUFF, The University Financing Foundation. A number of years ago, you're a Tech grad you'll appreciate this, the Georgia Tech president at the time I think was Crecine, in the early 1980's, was trying to figure out a way to raise capital to build buildings at Tech. For whatever reason there wasn't a . . . they could only get so far with the Tech Foundation or with their own ability to get to the financial markets. He turned to a couple of Tech Grads who were in the business world, one being John Aderholt, Tom Hall, a fellow named Frank Smith, and they came up with a model where they could take a Tech lease and bond against it and raise money, really through issuing bonds on Wall Street, and raise money to build buildings for Tech. That was the genesis of the Foundation, and they went on to finance a number of buildings at Tech. The model was they would lease it to Tech, and then after the bonds were paid off, they would give the building to Georgia Tech. To this day, there's a number of buildings at Tech that have been financed that way. Now the TUFF Foundation, with that success has spread across the whole country, we have buildings in Chicago [Illinois], in Pittsburgh [Pennsylvania]. We're at the University of Tennessee doing buildings, in Florida, Georgia State, the AU [Augusta University] campus. The model has expanded across the country, and I was recruited by one of the founders, Tom Hall, about 12 years ago, maybe 15 years ago to be on the board. At the time, they were trying to find somebody that was not a Tech graduate to be on the board to expand their repertoire, so I'm the Emory grad on the board, and we're doing business with Emory, we're doing business with Vanderbilt now, so we've expanded beyond Georgia Tech. It's a great model, it's a unique type of foundation, it's an operating foundation. Part of my work when I came from Portman to Central Atlanta Progress, was to capitalize on my development experience and to take advantage of the coming of the aquarium. Bernie Marcus announced the aquarium in 2002, it opened in 2005. This was in the aftermath of the Olympics. In 1996 to 2000, after the Olympics, we had kind of reached this pinnacle of what do we do now? And not much happened in this period. We didn't have a great mayor, Mayor Campbell got in trouble, ended up going to jail later in those years. We felt like, as a community of downtown, that we'd never really capitalized, we'd gotten the park, but never really capitalized on the area around the park. Long story short, I've tried to use my expertise, and have tried, to capitalize on building things that would take advantage of this gift from Bernie, because so many people were going to come to the aquarium. That attendance led us to, first we chased what is known as the NASCAR Hall of Fame, it ended up in Charlotte [North Carolina]. But the next thing we worked on, began to work on after being asked by the Atlanta Chamber was to try to relocate the College Football Hall of Fame. We did the original feasibility study; we're on the original board. I've stayed on the board for many years and became chairman a couple years ago, maybe four years ago and I just recently gave up that role. Same thing happened with the Center for Civil and Human Rights where I'm still the vice chairman there. Most people came here to do business, but nobody was . . . at that time all we really had was the Cyclorama and Stone Mountain. We didn't create Stone Mountain. We had Six Flags, too. Those aren't exactly just, in today's world, just cultural assets. These were things to do. Now, with the aquarium, the World of Coke— the World of Coca-Cola, the Children's Museum expanded, Center for Civil and Human Rights, College Football Hall of Fame, add in the Legacy Organization, the Fernbank, the Botanical Gardens, High Museum. We have an eclectic group of Americana tourist attractions. Everything from Civil Rights to sugar water and fish. It's a broad spectrum. You asked a question, I think anyone coming here for a visit now can find something that is appealing to a family or appealing to an individual. We have other assets; we have the King Center. We have the Beltline. We have lots of things to do in Atlanta, which wasn't always the case. Atlanta was always a place of go get a job, great place opportunity, build a business but it's become a real place to visit as a tourist now. I hear that even when you have a . . . I was at a wedding this weekend and there were a lot of out of town folks and they were just they were talking about how great things are to visit here now, they've been coming here for other things over the years. We've become a different place and of course the ability to get in and out of the airport quickly and efficiently. We've got much better food than when I was in college here. The current owner is kind of going back to the future. He's going back to those early days and creating an eclectic art and music and small bar experience and is having some incredible success. It's hard to . . . you have to be under a certain age though, I think to really appreciate it now. It's not for, I don't know . . . maybe you got to be under 30 to really understand what's going on in Underground, but it is a vibrant place that kind of reminds you of the late 1960's, early 1970's. Case in point, last week we had New Year's Eve there, an unbelievable amount of people, unbelievable amount of partying going on, which reminded me of what it really kind of could be. It's fantastically located real estate, right in the middle of town. In a lot of cities that authenticity of old buildings and kind of creative uses of these buildings has taken off in lots of places. Atlanta's kind of rediscovering its past everywhere now. We've got the old Sears buildings now, Ponce City Market, Krog Street Market used to be a small little industrial . . . west side, east side, north, south, everywhere, it wasn't always the case. We used to tear everything down. You can look at lots of parts of Atlanta that have been isolated because of our road system, I-20 splits the city in half, I-75/85 Connector splits it north-south, but these neighborhoods used to all be connected at one time and I think unfortunately a lot of that disconnect occurred in poor African-American neighborhoods because it was cheap, there was an ability just to drive through neighborhoods. I think that that process will continue and that coupled with what you mentioned about Underground being historical assets. We have a number of these places and even small industrial areas that are historical that are being . . . people are breathing new life into places as lofts, places to live, places to work, as restaurants. You can look at the west side of town, you can look at the east side of town, you can look at . . . some of these places being converted from office to housing. Atlanta's maturing as a city. Ten, 15 years ago, no one lived higher than a post-apartment, three or four stories. Now everybody's going up. As you go up, the buildings at street level become much more important because they're more relatable as you're walking down the street. Tall buildings are relatable, you got to kind of go inside, but small buildings you can really access from the street.
